As you may be aware, Wolfe & Associates was named in a lawsuit arising out of the failure of a second-floor deck at an Isla Vista property during the 2013 Deltopia Party. Immediately after the incident, a well-known and aggressive personal injury law firm organized a half dozen students who suffered injuries and filed a lawsuit against the property owners and Wolfe & Associates. Ron Wolfe began working in real estate at age 20 when he borrowed money from his grandmother to assist with the purchase of a fourplex.  As a resident of his building he was asked to manage two adjacent fourplexes, later adding additional buildings due to a combination of syndications and word of mouth. 

As several of the buildings included management-intensive student housing, purchasing and maintenance became critical elements, resulting in the development of wholesale contacts for carpets, drapes, furniture, and later hardware and appliances.  Prompt and effective maintenance was also critical, resulting in the development of a maintenance division.  Hard work and dedicated staff have enabled Wolfe & Associates Property Services to grow to its present size with four divisions and a staff as diverse in their skills as they are in their cultural and ethnic backgrounds and their involvement in family, professional, and community activities.

Wolfe & Associates Property Services takes great satisfaction and pride in solving problems for clients whether individual “mom and pop” owners or major corporations.  Our client list includes many individuals as well as profit and non-profit corporate entities such as Northern Bank & Trust, Sanwa Bank, Cottage Hospital, and the Museum of Natural History. We work equally hard for all of our clients, many of which have been with us for years.

Wolfe & Associates Property Services has had many successes and a few failures.  Among the more recent:

  • One of our owners recently complained about having to pay too much in taxes – because we have aggressively worked to maintain a high level of occupancy in her apartments.  Under previous management she used to personally sit on “open” apartments to try to rent them – she now spends her time traveling.
  • We are highly committed to full occupancy evidenced, in part, by our ability to quickly prepare units for rental.  This is particularly critical for student housing.  Our record is 321 units – inspected, painted, re-carpeted, draped, furnished, and cleaned (all as needed) and then re-occupied – in a period of ten (10) days.  Security deposits were returned, per California law, within 21 days.
  • Our greatest failure was very disappointing- but we tried very hard.  Circumstances involved the most poorly managed and seriously dilapidated group of buildings in our student community.  The goal was to upgrade the condition of the buildings and the quality of residents, thereby improving housing and the community.  Unfortunately, serious debt and a challenging owner precluded our ability to turn this into a success.  The management was returned to the owner who later lost most of the properties in foreclosure. 

We have a positive working relationship with our clients as well as with other management companies, vendors, governmental agencies, and the University of California, all of whom have helped us do a better job for all clients and the community.

Wolfe & Associates Property Services is also actively involved in local committees such as the Isla Vista Enhancement Committee, UCSB Major Events Committee, University Community Housing Advisory Committee, Isla Vista Community Development Corporation, and Isla Vistans for Better Government. We are also actively involved in local and state associations including but not limited to the Institute of Real Estate Management, the Santa Barbara Rental Property Owner’s Association, and the California Apartment Association.   On several of these organizations we hold board member and/or officer positions.  Ron Wolfe was the Coastal Regional Representative and member of the Executive Board, Strategic Planning Committee, Insurance Committee, and Legislative Committee of the California Apartment Association.
